Marketing your property

We will market your property within our showrooms, on our website, on the property portals (Rightmove, etc) and by placing an attractive 'For Rent' board at the property. We have dozens of telephone and e-mail enquiries for our rental properties every day. From our prominently located offices we are also in daily contact with relocation agents, blue chip companies and government bodies who regularly re-locate staff to Cardiff.

Accompanied viewings

All viewings by prospective tenants are accompanied by one of our experienced negotiators.

Effective referencing

New tenants undergo full referencing before the tenancy can be confirmed, and only then with your approval.

We require an employer's reference and a current landlord's reference. We are also able to run full same-day financial credit checks on prospective tenants and guarantors as necessary.

Drawing up the agreement

An appropriate tenancy agreement for an assured shorthold tenancy will be drafted (usually of 6 or 12 months duration in the first instance), and arrangements made for signature. Our tried and tested tenancy agreement is regularly updated to reflect changes in legislation and best practice.

Payment of rent and deposit

On signing the tenancy, we will collect the first month’s rent and the deposit and transfer these amounts to you.

A deposit equivalent to one month's rent +£100 will be obtained from the ingoing tenant as security against any breakages or damage.


Property management

We will arrange for the rent to be paid by Standing Order into our fully insured and audited Client account. We will then account to you without delay, sending your statement by e-mail and transferring the payment to you by FasterBACS. There will also be a full tax statement every April together with original copies of any contractor quotations or invoices. Any late payment of rent will be picked up quickly by our management systems to ensure a swift follow-up where this occurs. Rents will be reviewed annually, protecting the value of your investment.

Property maintenance

We keep a register of approved contractors who specialise in all kinds of property repairs and we will authorize and oversee work where necessary. Any essential repairs to your property can be carried out without undue delay or inconvenience. If the repair is anything other than routine, we will inform you of the situation as soon as possible and discuss the options with you. We hold copies of Professional Indemnity Insurance certificates and trade qualifications for contractors, particularly those working with gas or electricity.


Changes in the law relating to tenancy deposits mean that a detailed inventory of the contents and internal condition of the property is essential to avoid prolonged & potentially costly disputes at the end of the tenancy.

Our management charges are inclusive of a full inventory & schedule of condition of the property, which is agreed with the tenant at the commencement of the contract and updated regularly between tenancies.

All deposits for managed properties are held in our fully-insured and ring-fenced client account. Our management service includes registering and protecting the deposit with the Tenancy Deposit Scheme to comply with the relevant legislation. In the rare event of our being unable to resolve a dispute or end a stalemate over the allocation of the deposit, the matter can be referred to the Scheme for independent third party adjudication.

End of tenancy

For our managed clients, when the tenant vacates we will make an assessment of the cleanliness and general condition of the property, taking into account ‘fair wear & tear’. We will then instruct cleaners etc if necessary, calculate any proposed deductions from the deposit and negotiate as required. We will also take care of all utility account transfers at the beginning and end of tenancies and deal with any issues that may arise with gas, electricity, water and Council Tax accounts.
